Privacy Policy

Lots & Parcel is a property-records service operated by XIGUSA (“we”) for municipalities and community organizations (each a “Customer”). This policy explains what information the service handles, why, and the choices available to you.

Who is responsible

Each Customer decides how it uses the service and is responsible for its own records, including any enforcement notices it issues. We operate the service on the Customer's behalf. Records created by a government Customer may also be public records under that jurisdiction's law.

Information we handle

• Public property records. Parcel details, assessed values, sale history, and the owner of record and mailing address, obtained from state and county public sources. We display this information as published; we do not create it.
• Account information. For authorized officials: name, email address, and organization membership.
• Field records. Observations, notes, photographs, and notices entered by officials, with the date and the name of the person who entered them.
• Location. Your device's location is used only when you ask for it (for example, “Where am I?” or when you attach a photo). It is not tracked in the background. It is saved only if it becomes part of a field record.
• Questions to the assistant. Questions, answers, and usage counts are logged for accuracy review, cost control, and audit.
• Voice input. Speech-to-text is performed by your device or browser's built-in speech service, under that provider's own terms. We receive only the resulting text.
• Resident reports. The location and description you submit, and your contact details only if you choose to provide them.
• Technical data. Standard server logs (such as IP address, browser type, and request time) used for security and troubleshooting.

How information is used

• To provide the service to Customers: maintaining the register, scoring, maps, reports, and notices.
• To secure accounts and keep each Customer's data separate from every other Customer's.
• To answer questions asked of the assistant. Relevant records are sent to an artificial-intelligence service provider solely to generate the answer, under terms that prohibit using that data to train its models.
• To support, maintain, and improve the service.

We do not sell personal information, we do not use it for advertising, and the service contains no third-party advertising or tracking.

Service providers

We rely on carefully selected service providers for hosting, data storage, file storage, user authentication, mail delivery, and artificial-intelligence processing. They act on our instructions, receive only what their function requires, and are bound by confidentiality and security obligations. A current list is available to Customers on request.

Cookies

We use only the cookies needed to keep you signed in and protect your session. We do not use advertising or cross-site tracking cookies.

Security

Data is encrypted in transit; access requires an invitation; each Customer's records are isolated at the database level; and access to records is logged. No system is perfectly secure, and we will notify affected Customers of a breach as required by law.

Retention

We keep Customer records for as long as the Customer uses the service, or as the Customer directs, including any retention period that applies to government records. Server logs are kept for a limited period.

Your choices and rights

You may ask to access, correct, or delete personal information about you. If the information is part of a Customer's records, we will refer your request to that Customer. Corrections to ownership or assessment data should be made with the state or county office that publishes it; the register updates when the source does. Maryland residents may have additional rights under the Maryland Online Data Privacy Act.

Not a consumer report

Lots & Parcel is not a consumer reporting agency, and its information may not be used to decide anyone's eligibility for credit, insurance, employment, or housing.

Children

The service is intended for government officials and is not directed to children.

Changes

We will post any changes here and update the date above. Material changes will be communicated to Customers.
